Reason for objection:

Objection unless revised.

The proposal to move forward the front building line of the new side extension is problematic & renders it not subservient to the host property when viewed from the public realm. We note that this is already the case with the garage at the neighbouring property (#201) but that is the exception not the rule in this run of houses. The new extension at #199 should be set back to the front line of the existing garage. In addition, details of the proposed new ‘like for like’ fenestration, especially to the front of the property, are sketchy: the application mentions new double glazed units whereas the existing are not? & there are no illustrations of the chosen product, only some technical drawings & a brochure largely of casement (not sash) type windows.

EV charge point: The layout drawings indicate a proposed EV charging upstand. This may require a separate planning application as it appears similar in size and format to on-street versions. whilst it is important residencies in CAs should adapt to changing needs, EV charging points should be installed with careful consideration of local heritage and surroundings. The applicant does not indicate if they have contacted the council to confirm if PDR apply.
