Reason for objection:
This property makes a significant contribution to the character of the Groves CA and any development needs to be carefully considered.
The proposal would be full height two storey extension brought forward to nearly the front building line of the main building. This would have a significant impact on the street frontage filling out the building line to the full width of the frontage on this side of the site. This building is part of a group of similar style characterful buildings with some properties having side extensions added but set back further to be clearly subordinate to the main building as presently in this case.
At the rear there is an existing single storey extension which would be replaced by a two storey extension on the same footprint. This would create a bulky building mass across the full width of the rear. However, it would not by and large extend beyond the back building line of the neighbouring properties either side and cannot be viewed from the public realm.
Critically also the brick work is described as flemish bond to match the existing but it should specifically say the red brick work of the main building and any brick work must match this. Also new windows are shown and described wooden heritage casement windows but the main building windows are wooden sash and all windows must match these and be wooden sash.
Object on the grounds that by being located so far forward the two storey extension would have an unacceptable overbearing impact on the existing building and to detrimental impact on the conservation area. Also the proposed brick work and windows must match the existing of the main building and be wooden sash. The front door has lost the character of the existing door and porch.
