Reason for objection:
Objection.
This latest proposal is at least one to two storeys too high in relation to its surroundings - especially the existing Whelan’s bar, #2 Canbury Park Road & the two storey residential neighbourhood to the east in Canbury Park Road.
There are no accurate views provided in respect of the scheme’s impact on nearby listed assets including the old aviation factories on Canbury Park Road as well as the old Regal Cinema opposite.
The South facing elevation appears reasonably articulated whereas the other elevations are devoid of any architectural interest. We also question the suitability of residential balconies overlooking the railway line, the very limited private amenity space generally & no public realm. Furthermore, the finish to #2 Canbury Park Road is unsatisfactory: the proposed zinc roofing system is completely incongruous & should be tiled in traditional slate like now & its neighbours; the new brickwork appears not to match anything & must blend with its neighbours.
In addition to the above criticisms, there is no affordable housing offer.
In summary, therefore, the public benefits from this scheme are minimal & in our view would not offset the harm done to the setting of neighbouring heritage assets. It should be refused.
