Reason:
This proposal is to replace the existing large detached house on this site with a bigger detached house along the same front building line but occupying virtually the full width of the plot and extending further back than its neighbours. It would be two storeys and include accommodation within the roof space.
The street does not have a clearly defined style or character other than large detached houses from perhaps the 1920s/30s of varied design and detail with substantial mature landscaping in large gardens with shrubs and trees.
The design is described in the Design & Access statement as having a front elevation with a balanced and symmetrical composition centred upon a traditional entrance portico. Classical proportions, vertically aligned window openings, and carefully considered detailing. The use of a traditional hipped roof is intended to reduce the perceived massing when viewed from adjoining properties and the public realm.
The proposed materials are yet again not specified. The D&A statement says that The proposed materials are expected to comprise high-quality facing brickwork, natural stone detailing, painted joinery, high-performance glazing and slate or slate-effect roof coverings, reflecting the material palette commonly found within the surrounding area.
In view of the varied nature of materials and finishes in the street the actual details of the materials are not considered to be critical and would presumably be a reserved matter. Overall the proposal appears to fit in with the broad character of the area of large detached houses of an executive style of design.
No objections, subject to the subsequent approval of materials to be reserved by condition.
