Reason:
This is a resubmission. Claremont House is a substantial and significant building on a corner plot. The originally proposed removal of one of the two main chimney stacks has been dropped, which is welcome. However, the introduction of a large dormer window has been retained. This materially disturbs the proportions of the existing elevation as seen from the south-west and (potentially) the roads (Renfrew Road and George Road) . Besides, there is no accompanying heritage statement that considers the impact on the character of the CA. The omission of any detail about materials to be used is unacceptable and this as well as an assessment of the impact should be provided in a heritage statement. The application should be deferred until this is received.
