Previous mixed commercial/ residential development proposal for this site no longer the case. Roof top changes now appear limited & functional & have little if any adverse impact on the CA.
Although the case officer refers to a separate pa for signage & advertising (25/03095/ADV), there is no record of it in the council's database. Therefore we comment on these elements now. The new shop frontage is unsatisfactory & should be revised as follows: inadequate detail submitted on new signage but we oppose any plastic/ Perspex lettering & illumination of hanging/ projecting signs - which would be contrary to the LPA’s CAGG, a material consideration, which the applicant appears to be ignorant of. Signage should be traditional hand painted or no worse than individually cut powder coated aluminium. We also oppose the proposed vinyl posters/ logos blocking the windows in King’s Passage, which would cause harm to the character & appearance of the CA. They should be removed & the windows left as clear as possible.
