Reason:

The house to be demolished is outside the CA although part of the driveway is within it. Further, it is in a strategic area of special character and an area of archaeological priority and its the property borders locally-listed Warren Lodge. Its replacement by a substantial new building, however, would not affect the character of the CA by: being tucked away from the road (Kingston Hill) by its driveway and existing trees; the sizeable building that it's replacing is not of particular architectural merit nor old: and there are precedents for the proposed new architecture. As long as the arboriculture and archaeology are respected, no objection.
