This application lacks detail. The householder checklist states it is not in a conservation area - yet it is - and that no trees are affected - yet the extension is building up to the property boundary and on the satellite image trees are shown close by in the neighbouring property. The change in cladding to metal from tile may have an effect on the character. Design and access, heritage and arboriculturist statements should be considered in a resubmitted application. It's extraordinary that this application has been validated without the required information in order to be able to assess fully the impact of the proposal.
