Reason:
Lack of detail. Roof lights are already in place - therefore a retrospective application. Difficult to discern if they are conservation style - not mentioned by applicant. Also, there are no visuals of the new trellis to garden boundary. This is a very exposed site: it can be seen clearly from two CAs - Riverside North & Richmond Road - therefore it is essential that the applicant submits clear & complete plans, which they have failed to do here despite the application being validated by officers (a common issue).
