Reason for objection:

Objection.

This plot is located on the southern edge of CA5. The present building is dilapidated, having been unused for more than one year. The proposal is to develop a 2 storey detached building comprising 4 flats.

Additional housing stock is to be welcomed &, in our view, the applicant has made some efforts to blend the design & materials proposed with the character & appearance of the surrounding conservation area in conformance with DM10. That said, we have a number of material concerns with the application: i) the proposed building is of an unsatisfactory squatted appearance compared with its neighbours it seems to protect e.g. their sunlight/ daylight amenity; ii) as a result storey heights have been minimised adversely affecting the proportions of the building; iii) the proposed first floor front balconies are out of scale with (too large for) the building & do not conform to the typology of the area; iv) the front car parking would have an adverse visual impact on the street scene contrary to DM10 which requires any such impact to be minimised; v) due to the car park & depth of the building there is very little shared amenity (garden) for residents on the site.

In summary, we believe our concerns outweigh any positive features of the proposal & therefore we object to it.
