Description of proposed works:

Partial demolition of existing gable bay window on south side, erection of two storey south bay window and rear dormer extension. Alteration to side car port, installation of solar panels and air source heat pump to replace existing gas boiler. Replacement of existing windows, landscaping improvements including the removal of several trees. Demolition of existing garage outbuilding and erection of single storey garden room outbuilding.

Reason:

ZB - These proposals are quite visually transformational to the front elevation of this fairly modest sized and neatly balanced pleasant looking building. However, the proposals have been carefully designed and justified in architectural terms. The new two storey bay window maintains a balance to the front elevation but on a different scale. It also screens to an extent the proposed solar panels.

The rear dormer has less of an impact and is acceptable. The existing garage is unused and said to be dilapidated having reached the end of its life. It is proposed to replace it on the same footprint with a flat roofed garden room clad in western red cedar with aluminium windows and doors.

This and the main building are not visible from the public domain. The resultant change in the appearance will result in the loss of an attractive front elevation to the building but can be justified by the quality of the more dramatic two storey bay window which still would retain the architectural attractiveness though different appearance of the front elevation. On balance no objections.
