Reason for objection:

Objection unless as revised below.

This application follows two earlier attempts by the applicant to remodel this signature property on north riverside, both of which we objected to & were refused by officers. This latest submission is an improvement although the proposed new front elevation is still compromised by the applicant’s desire for a two storey glass link which includes first floor access between the original property & the more recent ‘boathouse’ annex. We acknowledge the slightly lower roof height & solid roof (to limit light pollution) of this feature compared to the previous application, but still find it somewhat incongruous. We would much prefer an adaptation of the existing brick & timber porch that could easily be raised in height to accommodate movement at first floor level.

In addition, the applicant has somewhat unusually provided two options for the exterior finish of the ‘boathouse’ annex. We would only support option one subject to retention of the existing exposed brickwork to the ground floor level, white render to the first floor & slate tile roof. Option two (which would include new timber cladding of the walls & zinc roofing) would be out of character with the typology of the main property & its neighbours & should be refused.
