Reason for objection:

Objection.

The applicant states this PA is similar in footprint, scale & mass to 19/00046. We objected to that PA, although officers decided to approve. Our objection remains valid in the context of this new PA.

In particular, Queens Road is an eclectic mix of architectural styles that co-exist relatively harmoniously due to the gapping or breathing space between the properties. The proposed scheme at #12A, however, would intrude on that harmony because it is too ambitious in size - more than twice the mass of the existing coach house, building on the front garden & up to the boundaries on each side - leading to a sense of over-development contrary to CS8 & DM10 of the LPA’s Core Plan.

The proposed build is a crude imitation of the locally listed properties to its left, with a roof pitch higher than #14, no chimney detail, incongruous French doors to the front elevation, frameless windows to the side & rear elevations & an over-sized sky light to the main roof - all of which would be visible from the public realm & none of which would be sympathetic to the character & appearance of the CA.

There being no discernible public benefit to offset this harm, then this PA must be refused.
