Please refer to our comments on 24/02238. The work in 24/01908 has already been completed, allegedly on safety grounds. Whilst we find the new roof & removal of x2 chimney stacks difficult to object to on planning grounds, namely because there are precedents on the same street, nevertheless we would encourage officers to chastise the applicant for carrying out these works without planning permission.
Whilst evident concerns for the structural integrity of the roof space as outlined in the engineers report of August 2024 and pre-application conversations, it would have been made clear at that time that planning consent was needed prior to work starting. The house has been standing for many years as was, a few more months awaiting consent would likely not have resulted in collapse.
