Reason:

The proposed building is at the rear of the garden boundary with Kingston Vale at its corner with Derwent Avenue. It is single storey and flat roofed of a modern utilitarian appearance. We could not find details of materials either in the drawings or the submitted statements. The proposed building would not be visible from the public realm. The main house is not of any particular character or design quality. However, the proposal involves the removal of 5 trees mainly on the boundary, all of which are 10 metres or higher. Four are sycamores and one is a horse chestnut. Two sycamores are said to need to be removed for safety reasons.

In pre app advice on a much larger proposal the council objected to the removal of trees as they positively contribute to the character and appearance of the conservation area. It was considered by the council that the removal of the trees would adversely affect the green and open character of the surrounding area and the Kingston Hill Conservation Area. Though the applicant's statement states that the trees are to be replaced we could not find any information on this. Therefore object without information on materials of the proposed outbuilding and replacement trees.
