Reason:

This property is part of a fine individual pair of yellow stock Victorian semi detached houses different in form and character from most of the neighbouring houses. These two properties are significant and major contributors to the character and quality of the conservation area as a whole and to Chestnut Grove.

The only impact on the front elevation and view from the street would be the addition of a roof window. It is not stated whether this would be a conservation style roof window. Major alterations are proposed at the rear involving demolition, reconstruction and extension at ground and first floor levels together with the enlargement of the existing dormer window. This raises amenity considerations for the council to decide. However, the scale of the proposed construction at the rear is subordinate to the main part of the house and maintains the existing relationship and overall building form. No information is provided about materials. Notwithstanding the fact that the alterations would be viewed from the rear, the use of appropriate materials is an important consideration in ensuring the acceptability of such a major intervention so as to be in harmony with the existing.
