Reason for objection:
Objection. Although the proposed garage & outbuilding appear to be at if not within legal height & boundary limits (4-3m & 2m respectively) they would be extremely large features (particularly the outbuilding which would be more than half the ground plan of the main house) & uncompromisingly modern/ largely characterless in design with none of the architectural interest of the original house. In particular, it is unclear how the new garage & turning circle (no details have been submitted for the latter) would relate to the separate tree planting scheme PA 26/00309 which we objected to but was, regrettably, approved by officers. Furthermore, with the addition of a ca 20m open swimming pool (again, no details have been submitted by the applicant), these new structures would result in at least one half of the entire rear garden being developed.
It remains unclear what has happened to the remnants of the historic Albany Estate garden wall in the applicant’s rear garden (identified in the DAS for PAs 24/01352 & 24/02656 but since removed from the Council’s planning portal) & what will happen to the undeveloped half of the garden. These matters should be looked into carefully by the case officer.
In summary & despite being largely screened from the public realm, these proposals should be refused on grounds of over-development in what is a sensitive (& historic) location.
